Our tiny house, right on the river. Open now through January. Mornings on the deck, a fire at night, and the water right there.
The apartment rents by the month too. Good for a work stint, a winter base, or just more river time. Utilities included.
Book the ApartmentThe Battenkill River is a legendary 59-mile waterway that winds through some of the most scenic landscapes in Vermont and Upstate New York. Renowned for its crystal-clear waters, rolling currents, and rich heritage, the river is a sanctuary for outdoor enthusiasts, anglers, and nature lovers alike.
The Battenkill is one of the classic trout streams in the East — wild brown trout, clear cold water, and fishing that will test you. Some stretches have special regulations, so check New York's current freshwater fishing guide before you go.
Both places have their own fire pit. The apartment's is on the riverbank, about 250 steps from the door. The tiny house's is right out the front door. Pull up an Adirondack chair, listen to the water, and stay out as long as you like. Most nights, this is where our guests end up.
I can't say enough good things about Marc and the property! The property exceeded my expectations for cleanliness, amenities and comfort. Not to mention the homemade brownies waiting for us at arrival. I will reserve this property anytime I'm in the area.

More than a decade ago, our journey into hospitality began almost by accident. At the time, we—Liz and I—were running a residential recording studio in Argyle, NY. It was a creative, music-filled chapter of our lives, but as the industry shifted, business began to slow. Meanwhile, a new idea called Airbnb was just starting to make waves.
Curious and hopeful, we opened our doors to travelers. What started as a side experiment quickly grew into something we genuinely loved—welcoming people, sharing our space, and creating memorable stays.
Eventually, we sold the recording studio and found our way to a piece of land on the Battenkill River, a place we instantly knew could become a home—not just for us, but for the guests we’d grown to enjoy hosting. When we built our new house, we made sure to include a cozy apartment above the garage, designed from the start with guests in mind.
But one dream still lingered: building a tiny house. After years of imagining and planning, we finally made it real. Crafted with care and intention, our tiny house became our second rental and a reflection of everything we value—creativity, simplicity, and a deep appreciation for the natural beauty around us.
Today, our rentals are more than places to stay. They’re pieces of our story—spaces created from passion, shaped by experience, and inspired by the joy of sharing the Battenkill with travelers from near and far.
Welcome to our little corner of the world. We’re glad you’re here.

No. Firewood is available to buy. Each place has its own fire pit: the apartment's is on the riverbank, about 250 steps from the door, and the tiny house's is right outside the front door.
The Battenkill River is right on the property, but conditions vary. The bank can be flooded, muddy, or hard to get to, especially after rain or in spring, and the path to the river is not plowed in winter. We don't offer refunds for high water, mud, or difficult river access.
The apartment is 504 sq ft, one bedroom, sleeps four, and is open year-round. It's a short stroll to the river. The tiny house sits right on the riverbank and is open now through January.

Important: Always open the propane tank valve slowly. Opening it too quickly can cause the regulator to enter bypass mode and restrict gas flow.
